The Maintenance Manager is responsible for the safe and efficient daily maintenance operation of the 393 bedroomed Travelodge Plus, Dublin City Centre. To provide guests with quality, well-maintained bedroom and food & beverage accommodation, along with quality service at all times. To ensure all equipment is well maintained at all times and to ensure all fire life safety systems are maintained, certified and in proper working order. To ensure that all back of house areas and equipment are maintained at all times. To fulfil the facility management requirements of the building, overseeing all third party contractor involvement.. To engage with the overall Development Property Management Company ensuring that the hotel’s interests and requirements are met.

Primary Responsibilities: 

To reflect and enhance the hotels mission statement and objectives in all activities 

To attend and take the necessary action required from items arising at daily/operation meetings

To rectify any maintenance issues within the hotel on a daily basis

To liaise with outside contractors to ensure all maintenance issues are rectified 

To ensure an efficient planned prevention maintenance system is in place for all key equipment

To monitor and control costs in all areas, energy-saving etc.

Ensure all items from Opera maintenance list are actioned as soon as possible 

Carry out regular hotel inspections to identify maintenance requirements

To set up maintenance contracts with Tifco preferred external maintenance companies e.g. lifts, air-conditioning, refrigeration etc. and agree contract details with Tifco procurement Manager

To ensure all maintenance contracts are up to date and to ensure servicing of equipment takes place as per the agreed contract

To ensure guests safety by eliminating potential risks and hazards

To ensure the fire detection system is checked and recorded weekly

To ensure the fire doors, emergency lighting and bell tests are carried out weekly and recorded 

To ensure all fire safety systems are checked and recorded as per the requirements set out on the Tifco Fire safety matrix 

To check and replace used fire extinguishers immediately

To prepare and submit the maintenance section of the annual hotel budget

To supervise work on site for maintenance projects that have been contracted out

To obtain commissioning certs for all maintenance equipment

To ensure all health, safety and fire regulations are adhered to

Plan and implement departmental training

Assist in the recruitment, selection, training and appraising of maintenance team members

Attend daily, weekly operation meetings and any other meetings as required

To meet with General Manager to discuss maintenance issues and solutions on a weekly basis

To compile and update the maintenance SOP manual

To ensure appropriate quality steps are documented and adhered to at all times

To purchase all equipment required for pre and post opening for maintenance 

To ensure we receive site plans properly labelled from the builders

To ensure we receive a full set of labelled M&E drawings /manuals from the Main Contractor at handover with details of manufacturers/installers warranties

To ensure all guests maintenance issues are handled urgently in line with agreed procedures

To ensure all safety systems are maintained and checked regularly

 To ensure the fire book and all legal records are kept up to date

To manage the key security system in conjunction with the General Manager 

To work with the Accommodation Team to erect seasonal decorations 

To monitor all purchasing in maintenance in line with the purchasing policy of the hotel- Tifco 

To draw up rosters on a weekly basis and ensure adequate maintenance coverage within the hotel

To ensure a high level of security throughout the department

To ensure the team is fully aware of the hotel’s hygiene, security, emergency, fire, health and safety procedures

To report all accidents

To carry out risk assessments 

To comply with water testing regulations

To carry out all aspects of the maintenance position – painting, carpentry, pluming etc. 

To be involved in all future development of the hotel and to offer advice and support during refurbishments

To be familiar with and adhere to all areas outlined in the team hand book

To attend training sessions as required

To be part of the Crisis Response Team 

To assist in all areas of the hotel as required 

To ensure successful preopening and opening of hotel 

To attend all Development meetings chaired by the Property Management Company overseeing the development common areas 

The Candidate 

At least 2 years’ experience at Maintenance Manager/Assistant Manager level preferably in a similar size or larger property 

Trade qualification/experience (electrical/plumbing) advantageous 

High attention to detail and standard focused

Ability to prioritize and work on several projects simultaneously 

Excellent people skills 

Strong communication and listening skills 

Good command of software applications, especially Microsoft Office (Word, Excel, PowerPoint) and hotel-specific platforms (MICROS and Opera)
