Description of Role:

Newkey Homes are currently recruiting for a Site Manager to join our team.

Requirements:

    5 years as a foreman/ site supervisor
    Relevant third level qualification in Construction Management/Engineering
    Good knowledge of modern construction techniques with a strong eye for detail
    Managed large scale construction from inception through to completion
    Excellent communication skills
    Ability to manage subcontractors to ensure the project is finished on time and within budget
    Able to work to tight deadlines
    Ability to work well in a team


Key Duties & Responsibilities:

    Manage the delivery of the construction projects in respect of the time, quality and budgets as set out in the development plan.
    Management of all onsite personnel & sub-contractors.
    Manage & oversee meetings onsite with Consultants, contractors and sub-contractors on site so that the projects construction program, QA/QC standards, and overall progress is in line.
    Ensure compliance with Building regulations onsite.
    Manage and oversee compliance with Statutory inspection and Certification.
    Ensure that all Health and Safety regulations are being adhered too and reporting mechanisms in place to monitor Health & Safety performance onsite.
    Coordinate with the project team that all construction proposals are fully and accurately costed.
    Coordinate with the QS in preparing and issuing tender documents for all proposed projects.
    Receive and review all subcontractor tenders and engage with the project team in negotiating and agreeing all subcontractor contracts.
    Engage with the Quantity Surveyor in respect of notifying, assessing and agreeing Valuations and variations with sub-contractors for works completed to date on a monthly basis.
    Manage onsite cost control in respect of variations to the project construction budget.
    Manage and prepare a monthly progress update to the project team.
    Coordinate with the Quantity surveyor in the Closeout of contractors/subcontractors accounts upon completion of the project.
    Be aware of and ensure that any applicable construction regulation affecting the company’s business is communicated to the project team in a timely fashion.
    Maintain adequate knowledge of the most recent advances in construction systems, techniques, and technology and make recommendations where appropriate for their incorporation into the company’s processes.
    Any other duties as may be required by Management from time to time.
